This is good news! But what does this figure really mean? First, it means that investors and home buyers are taking advantage of record lows in both housing prices and interest rates. Granted, the days of 100% financing for home purchases are gone - Americans will have to, once again, save for a 5-20% downpayment, depending on your personal financial circumstances, but home ownership is not unattainable! Even more exciting than the "modest rebound" in home sales in January is the 10.9% raise in December of the Housing Affordability index to 158.8 (according to NAR), which is the highest on record! So, what does this mean? "Since tracking began in 1970, this HAI shows that the relationship between home prices, mortgage interest rates and family income is the most favorable it has ever been" - now that's exciting!
